JV Details
With Rent-to-own we find good people who have had a little bad luck in the past, and can not obtain traditional financing due to their credit. Maybe they lost their job a while ago, missed some payments, but are now back on track with a new job, and higher income. Because their credit is low, and they are anxious to get in to a home that they will own and not just rent, they come to us for help. Once qualified, they work with our Realtor to find whatever house they want, we then buy it for them, they then lease it from us with the option of buying it in usually 3 years, for a fixed higher price. In the meantime they work on fixing up their credit so that they will be in a good position to obtain their own financing at the end of the term.

Rent-to-own is currently a huge untapped market, and these investments are high yield, low risk (3 solid exit strategies in place), and we always have full control. Our investors own the properties, our company property manages them, and the profit and loses are split fairly at 50-50.

Forget Stocks, and Mutual Funds where high returns means high risk, and no control. Forget owning a standard rental property where you constantly have phone calls, bad tenants, repairs, maintenance, vacancies, and end up making very little profit, if any.
